Trebellar Raises $18M Series A for AI-Native Corporate Real Estate Software

Blossom Capital leads the round as workplace teams trade spreadsheets for occupancy and lease data in one system.

Trebellar, a San Francisco startup building software for the teams that manage corporate real estate portfolios, has raised an $18 million Series A led by Blossom Capital.

Spreadsheets Run the Portfolio

Corporate real estate teams decide how much space a company leases, where, and for how long. Much of that work still happens in spreadsheets stitched together from lease documents, badge data, occupancy sensors and facilities tickets.

Trebellar is building an AI-native platform to replace that patchwork, pulling the underlying data into one system so teams can see how space is actually used and model decisions against it.

The company laid out the case in its own announcement, "We raised $18M to build the AI-native platform for corporate real estate".

Why Now

Hybrid work broke the old assumptions about how much office space a company needs, and the leases signed before 2020 have been rolling over ever since. Real estate is typically one of the largest line items after payroll, which makes getting the number right expensive to guess at.

That has pushed workplace teams toward measurement: occupancy by floor, by day, by team, matched against lease commitments and renewal dates.

The Investors

Blossom Capital, a European firm known for early bets on technical founders, led the round. Axios Pro reported the raise as a bet on software for real estate management.

Why It Matters

The category has seen waves of point tools, desk booking apps, visitor management, sensor vendors, each solving one slice and leaving the integration work to the customer.

Trebellar's wager is that the value sits in the consolidated view rather than any single feature, and that AI makes it practical to pull messy lease and facilities data into a usable model. The competition is not only other startups but the spreadsheet the head of workplace already trusts.

An $18 million Series A gives the company room to prove the consolidated approach with enterprise portfolios, where a single bad lease decision can cost more than the software ever will.
