Zippy Raises $20 Million to Modernize the Most Overlooked Corner of the American Housing Market
The manufactured-home lender's Series C from Saluda Grade follows more than $600 million in capital commitments secured this year.
Manufactured homes are one of the last truly affordable paths to owning a home in America. Financing them, however, has long been slow, paper-heavy and underserved by mainstream lenders. Zippy has just raised $20 million to change that.
The tech-enabled lender and loan servicer closed a Series C round with Saluda Grade as the sole investor, committing through its growth equity strategy, FinTech Global reported. Beyond capital, Saluda Grade will support Zippy on credit, capital markets, balance sheet management and product development.
A Lender Built for One Kind of Home
Founded in 2021, Zippy focuses exclusively on manufactured housing finance. It works with manufactured housing communities, retailers, dealers and wholesale partners, and has built its own loan origination platform covering digital applications, partner tools, underwriting, standardized paperwork and data infrastructure.
"Manufactured housing is already one of the most compelling affordable homeownership solutions in America, but it needs a financing system that is just as modern and efficient as the homes themselves," co-founder and CEO Ben Halliday said.
The Numbers Behind the Round
Zippy currently operates in 27 states. In 2026 alone, it has secured more than $600 million in capital commitments, the lending capacity that lets it fund loans at scale. The new equity gives the company room to keep growing that balance sheet while investing in technology.
"Zippy has built an impressive platform in one of the most overlooked sectors of housing finance," said John Stepp, head of ventures at Saluda Grade.
Why Manufactured Housing Is Having a Moment
With home prices and mortgage rates squeezing first-time buyers, manufactured homes offer a far lower entry price than site-built houses. Yet buyers often face higher rates and fewer lending options, in part because many manufactured homes are financed as personal property rather than traditional real estate. Lenders that can underwrite these loans efficiently stand to capture a market that big banks have largely ignored.
That gap is the opportunity Zippy is targeting: a vertical, software-driven lender that understands the economics of manufactured home communities and dealers better than generalist mortgage shops.
Saluda Grade's involvement is also strategic. The firm is known for its work in residential credit and capital markets, expertise that matters for a lender whose growth depends on reliably funding and selling loans. A sole-investor round from a specialist backer suggests conviction in Zippy's underwriting, not just its software.
For buyers, the promise is simple: faster approvals, clearer paperwork and fewer dead ends at the dealership or community office. For the industry, a well-capitalized digital lender could add competition to a segment where options have historically been thin.
What Comes Next
Zippy says the funding will help it expand beyond its current 27-state footprint, launch new loan products through community, retail and wholesale channels, and build out its technology and balance sheet capacity.
If it succeeds, Zippy could help make one of America's most affordable housing options easier to finance, and turn a long-neglected corner of lending into a serious fintech category.
